Modern log technology speeds up construction
30.10.2017 by Maria turenkova
How to manage a real estate project successfully? The quality, speed and reliability of the planning and building phases are the cornerstones of a profitable real estate project. They make it possible to secure the timetable and receive the return on investment as expected. Modern log technology enables quick planning and building phases even for large and demanding real estate projects.
Log buildings offer many advantages for investors and end users. This healthy and ecological building material is trendy and versatile in design, but it also helps to simplify the planning, production and building phases.
From design to building in a quick and controlled fashion
Especially in larger real estate projects, it is crucial to know for sure when the buildings will be ready for the intended use. The building supplier needs to be capable and skilled with clear processes.
Honka log houses are manufactured in an industrial–scale modern log house factory situated in the middle of Finnish forests. The combination of innovative state-of-the-art technology, dedicated and experienced people and effective production processes make sure that the fire- and earthquake-safe, healthy and ecological Honka log houses are also produced in an ecological way.
Computer aided design
The computer-aided design phase of Honka log houses translates to accuracy and reliability. The designs can be multi-material, while the frame of the house is made of natural, non-settling pine logs. The customer can also see the designs in 3D format.
Automated log house production
The logs and other wooden parts are produced industrially to exact measurements according to the 3D model at our state-of-the art log house factory in Karstula, Finland. This means extensive capacity and speed of delivery, but also patented solutions and certified quality.
Controlled delivery and construction
The ready-to-install logs and other parts of the building are delivered to the building site by ferry and/or lorries. Honka’s authorised local partners have the experience to manage the actual building process: the log frame of a house can be installed within 1-2 weeks in normal conditions.
Compared to many other building methods, log houses are built quickly. Normal manufacturing time is between 6-10 weeks from the day the order is placed. The delivery time depends, of course, on distance and delivery method. Within Europe, log house delivery commonly takes between a few days to one week.
The log frame of an average size house is erected in 1-2 weeks, depending on the complexity of the house. This means that a real estate project can be completed really quickly: we have examples of turnkey projects built in only 6 months, including interior design and landscaping.
Log house projects are managed locally
Proven experience is the key in managing international building projects according to plans. This is why we at Honka have carefully selected and trained our authorised local partners to manage log framed real estate projects.
A locally managed turnkey project can include everything from the area architecture to individual building designs, high quality buildings with designed interiors and the final touch, landscaping. For an investor, this locally available experience and skill ensure the desired quality and reliability during the project – as well as after the inauguration of the buildings.
This beautifully finished large residential home in Canada was built within just six months from delivery to finished interior decoration and landcaping: the structures were produced in December 2016 in Finland, and the home was ready by summer 2017.
Examples of quickly built B2B projects
The huge number of international B2B building projects delivered by Honka includes many large scale projects. Some of them have been realised in remarkably short periods of time.
The luxurious holiday destination La Datcha Astrakhan by the river Volga in Russia was also built in record time. The exclusive holiday home of the Tinkoff Collection focuses on angling and spearfishing holidays for groups of up to 20 persons. This turnkey project was delivered in late 2016 from Honka’s log house factory in Finland and completed according to strict brand requirements by Honka’s local representative Rossa Rakenne for the holiday season in 2017.
Another recent example of a quickly built resort on a smaller scale is the Great Field Lodges in the UK: the construction of this brand new resort with its Scandinavian-style lodges began in 2016, and the resort was inaugurated for the summer season in 2017. This turnkey project included design and construction by Honka UK and interior decoration by VK Interior Designs in liaison with Honka.
